Loft Conversions
Turn unused roof space into a real room — an extra bedroom, a home office or an en-suite. We handle the design, structural work, build and finish, and guide you through planning and building regs from start to finish.
Why Convert
A loft conversion is one of the most cost-effective ways to add space — using room that's already under your roof, without losing an inch of garden.
The most common use — a generous master or a spare room tucked under the eaves.
Add a private shower room to turn the loft into a proper suite.
A quiet, light-filled space away from the rest of the house.
Extra floor space and a bedroom are among the strongest ways to lift a home's worth.
Find the Right Fit
The best option depends on your roof, your budget and how much space you want. Here are the main ones.
A box-shaped extension off the roof that adds the most head height and usable floor space — the most popular choice.
Extends a sloping "hipped" side roof out to a vertical gable wall — ideal for semis and end-of-terrace homes.
A near-vertical rear wall that maximises space, often seen on London's period terraces.
The simplest option — rooflights set into the existing roofline, often with little structural change.
Two dormers joined in an L, typical of Victorian terraces with a rear addition — maximum space.
Planning
Many loft conversions in London can be done under permitted development, meaning no full planning application — though there are limits on volume and how the roof can change, and conservation areas have stricter rules. Either way, the work must meet building regulations, and on a semi or terrace you may need a party wall agreement with your neighbours. We tell you exactly which of these apply to your home at the survey stage, and handle the approvals for you.
How It Works
We assess your roof's height, pitch and structure, then design a layout that makes the most of the space.
We confirm whether you need planning permission or can build under permitted development, and submit whatever's required.
An engineer calculates the steels and structure, ready for building-regulations sign-off.
Steels, new floor, dormer or rooflights, staircase and insulation — the loft becomes a room.
Electrics, heating, plastering, decoration and any en-suite, then a final building-regulations sign-off.
What's Included
Budgeting
Every loft is quoted individually after a survey — these are the main things that shape the figure.
A dormer or Mansard involves more work than a simple rooflight conversion.
The existing roof, head height and how easily we can get materials up all play a part.
Where the new stairs go can affect the floor below as well as the loft itself.
Plumbing a shower room into the loft adds to both the spec and the cost.
Where We Work
We take on loft conversions right across the capital, including:
Good to Know
Often no — many loft conversions fall under permitted development — but it depends on the volume, your roof and whether you're in a conservation area. We confirm this at survey and handle any application.
Most take around six to ten weeks on site, depending on the type and whether there's an en-suite. You'll get a firm timeline with your quote.
We check this first. As a rule of thumb you want around 2.2 metres or more at the highest point; if it's tight, a dormer or Mansard can create the extra height.
It depends on your roof and budget. A Velux is the simplest, a dormer adds the most usable space, and hip-to-gable suits semis and end-of-terrace homes. We'll recommend the right one at survey.
