The borough of Ealing is really two areas for us. In the south, around Ealing, West Ealing, Hanwell and Acton, it is Victorian and Edwardian houses with a lot of their original detail. In the north, around Northolt and Greenford, it is 1930s semis and solid post-war houses, most with a garden and a shed.
Northolt used to have its own page. It is part of this one now, because the whole borough is a straight run from Harrow down the A312 or through South Harrow.
Ealing was called the Queen of the Suburbs for its Victorian villas, and many in W5 and W13 still have panelled doors, sash windows, cornicing and tiled paths. Most of that can be repaired rather than replaced. Sashes can be freed off, re-corded and draught-proofed; original doors eased and re-hung; skirting and mouldings matched. The Brentham Garden Suburb near Pitshanger is a conservation area, so anything visible from the street stays like for like.
Northolt and Greenford are different work. The 1930s semis and ex-council houses there produce more outdoor jobs: fence panels and posts after a windy spell, gates that have dropped, shed and garage repairs, guttering and exterior painting. Indoors it is the usual list. In Acton, many terraces are now flats, so we also do between-tenancy repairs for landlords.
Door closers in rented flats are a safety item, not a nice-to-have.

What was wrong
In flats and HMOs, self-closing doors are only useful if they close fully and latch on their own. Closers wear out, get knocked out of adjustment, or are fitted badly to start with.
What we did
We fitted an overhead door closer with a slide arm. We check door closers in every flat and HMO we work in: the door should close fully and latch without a push.
Why it matters
Between tenants is the cheapest time to fix a property. A closer that is checked and adjusted then is one less thing for an inspection to find later.

Yes, and in Ealing it is usually the better answer. Sashes can be freed off, re-corded, spliced where the timber has rotted, draught-proofed and repainted.
For everyday repairs, no. If the house is leasehold, check whether the freeholder needs to agree to anything structural or to changes to the outside. Inside repairs and decorating are not usually affected.
Open each self-closing door fully and let go. It should close and latch without a push. If it slams, stops short or needs help, the closer needs adjusting or replacing.
