Repairs, carpentry, painting, basic plumbing and electrics — for homes, flats and rented property across Uxbridge, Cowley, Hillingdon and Ickenham
Uxbridge packs more kinds of housing into a few miles than almost anywhere we work. Around the old town there is older property inside the Old Uxbridge / Windsor Street conservation area. Out through Hillingdon and Cowley are the interwar semis — more than 1,500 private homes went up there in just 1931 to 1933 — alongside the post-war Cowley Manor and Nine Elms estates. Ickenham is Metroland, built out after the old Swakeleys estate was sold for housing in 1922. And in Uxbridge South, around four homes in ten are flats.
That mix decides the work. The interwar houses want doors eased, windows freed and tired joinery repaired rather than replaced. The flats want small repairs done quickly and quietly, with the neighbours in mind. And with Brunel University in Uxbridge since 1966, a lot of local property is let to students and sharers, which means landlords who need a repair list cleared properly between tenancies.
We work across UB8 and UB10 — Uxbridge, Cowley, Hillingdon and Ickenham — and out to Harefield, Yiewsley and West Drayton. Every job is done by insured tradespeople and carries our 12-month workmanship guarantee, whether it is an hour on one door or a full day working through your list.
Brunel University has been in Uxbridge since 1966, and a good share of the houses and flats around it are let to students and young sharers. That kind of letting has its own rhythm: a short, busy window between one group moving out and the next moving in, and a check-out list that is usually the same handful of jobs — doors that no longer latch, handles pulled loose, sealant gone black round the shower, holes in the walls where posters and shelves were, and a kitchen cupboard or two hanging off its hinges.
Hillingdon Council has also tightened the rules for shared houses. Since 24 August 2026 an additional licence has been needed across the borough for HMOs with three or four occupants, on top of the mandatory licence that larger HMOs already need. We are not licensing advisers, and the council's own pages are the place to check what applies to your property. What we can do is keep the fabric of a shared house in good order: fire doors and door closers that actually close and latch, handrails that are firm, and the repairs a tenant reports dealt with properly rather than patched.
Send us the list after a check-out and we will price the lot as one visit. Our landlord checklist covers what is worth looking at between tenancies.
Most of what we paint in Uxbridge is either an interwar semi whose woodwork needs proper preparation, or a rented flat that needs turning round quickly between tenants. Both get the same treatment: fill, sand, prime and cut in by hand.
The UB8 and UB10 jobs we do most: front bays, porches and fascias on the Hillingdon and Cowley semis, which take the weather first; hallways and stairwells in the flats around the town centre, where scuffs build up fastest; and full redecorations for landlords between tenancies, often in the summer when many student lets change hands.

Accent walls, decorative finishes, and special effects to make your space unique.
Professional advice on color schemes and paint types for your specific needs.
A standard room typically takes 1-2 days including prep work, two coats, and drying time. Larger rooms or those needing extensive prep may take longer.
We can supply all materials, or you can provide your own if you have specific brands/colors in mind. We'll advise on quantities needed.
We include filling holes/cracks, sanding surfaces, cleaning walls, and protecting floors/furniture. Any major repairs would be quoted separately.
Uxbridge's interwar houses are close to a hundred years old, and their timber doors, frames and windows have moved with them. Adjusting and repairing usually costs far less than replacing, and looks better too.
What comes up again and again: internal doors catching on settled floors, which we ease, plane and re-hang; kitchen doors and drawers re-hung instead of a new kitchen; door closers in shared houses that have stopped closing and latching the door; and fences, gates and sheds in the back gardens of the Ickenham and Hillingdon semis.

The everyday plumbing jobs that are too small for a plumber's call-out but still need doing properly — done within a booked visit rather than left on a list.
In Uxbridge that usually means dripping taps and mixers, leaking traps under kitchen sinks, toilet cisterns that keep running, failed sealant round baths and showers, and washing machine connections. In shared houses we fix the same things more often, because a bathroom used by five people wears out faster than one used by two.
Kitchen and bathroom taps, including mixer taps.
Filling valves, flush mechanisms and running toilets.
Isolating and fixing small leaks under sinks and basins.
Fixing dripping taps at the source.
Fitting new showerheads and hoses.
Replacing faulty stop valves under sinks and toilets.
Clearing or replacing blocked or leaking wastes.
Releasing air locks and improving heating efficiency.
Fitting towel rails, toilet roll holders and soap dispensers.
We focus on basic plumbing maintenance and repairs — tap replacements, leak repairs, cistern fixes and similar tasks. For full plumbing installations or boiler work we recommend a Gas Safe registered plumber.
Yes — dripping taps are one of our most common jobs. We replace washers, O-rings or the tap itself depending on the cause.
We can replace toilet seats, cistern parts and flush mechanisms. For full toilet replacement including new waste connections we recommend a qualified plumber.
We aim to respond within 24 hours. For urgent leaks contact us directly by phone for the fastest response.
Simple like-for-like electrical work, done safely and tidily. Notifiable work under Part P, such as consumer units and new circuits, needs a registered electrician, and we will tell you so before we start.
The regular Uxbridge calls are tired sockets and switches, light fittings swapped or added, and outside lights for drives and gardens. For landlords we replace the broken fittings that turn up on a check-out list. If we find wiring that has been extended once too often, we will tell you plainly that it needs an electrician.
Swapping ceiling lights, pendants and spotlights.
Replacing faulty or damaged switches like for like.
Replacing damaged or discoloured sockets.
Upgrading standard sockets to USB-integrated versions.
Wired doorbell fitting and replacement.
Replacing outdoor security and porch lights.
Battery-operated and mains-replacement smoke alarms.
Installation of CO detectors.
Replacing damaged aerial sockets.
We carry out basic like-for-like electrical tasks that do not require Part P certification — such as replacing light fittings, switches and sockets. All new circuits, consumer unit work or full electrical installations must be carried out by a qualified Part P electrician, which we can recommend.
Yes — we can replace an existing light fitting with a new one on the same circuit. If new wiring or a new circuit is needed, a Part P electrician would be required.
We can replace existing spotlight fittings like for like. Installing new downlights into a ceiling where no fitting currently exists requires a Part P electrician.
We can replace standard switches and sockets with smart equivalents where the existing wiring supports it — such as Philips Hue switches and smart plug sockets.
Yes — we can replace existing outdoor light fittings like for like. New outdoor circuits require a Part P electrician.

Yes. We work across UB8 and UB10, including Uxbridge town centre, Cowley, Hillingdon and Ickenham, and out to Harefield, Yiewsley and West Drayton. If you are not sure we reach you, send us your postcode.
Yes. We clear repair lists between tenancies — doors, locks, sealant, filling, painting and small fixes — in one visit where we can. Since 24 August 2026 Hillingdon Council has required a licence for HMOs with three or four occupants across the borough, so it pays to keep shared houses in good repair. Our landlord checklist covers what to check.
Usually, yes. In the interwar semis around Hillingdon, Cowley and Ickenham, floors settle and timber swells, so doors bind and windows stick. Easing, re-hanging and adjusting usually sorts it for far less than replacement.
Most repairs and like-for-like maintenance do not. Changes to the outside of a building in a conservation area, such as windows or doors of a different design, may need planning permission, and listed buildings need consent for many changes. Check with Hillingdon Council first, and we will tell you exactly what we would be changing.
On the plumbing side: dripping taps, leaking traps and wastes, toilets that keep running, radiator valves and appliance connections. On the electrical side: swapping sockets, switches and light fittings like for like, and outside lights. Anything notifiable under Part P — a new consumer unit or a new circuit — is a job for a registered electrician, and we will tell you that up front.
Handyman slots are usually available within a few days. Send us your list or give us a call, and we will confirm a time and a price before we come out.
