Your local handyman in Harrow

Harrow is home for us. We are based in HA3, so most Harrow jobs are a few minutes away, and we know the housing because we live among it. Semi-detached houses are the biggest single type in the borough — more than a third of all homes at the 2021 Census — many of them the Metroland semis that went up after the Metropolitan Railway reached Harrow. Add the terraces, about one home in six, and a growing number of purpose-built flats, and you have most of our work.

Those houses produce a familiar list: doors that have dropped in settled frames, bays and porches that need paint before winter, tired bathroom sealant, a shelf or a TV that needs a proper fixing in old plaster. Nearly three in ten Harrow homes are now privately rented, up from about one in five in 2011, so a lot of what we do is for landlords and letting agents getting a property ready for the next tenant.

Every job gets a fixed price before we start, everything is done by insured tradespeople, and it is all covered by our 12-month workmanship guarantee — whether it is one shelf or a full day's list.

Painting & Decorating

Harrow's semis have big bays, tall stairwells and a lot of outside woodwork, and they reward being painted properly rather than quickly. We prepare first — filling, sanding and priming — so the finish lasts on old plaster and timber.

The Harrow jobs we see most: stairwells and landings in three-bed semis, where the height needs proper access rather than a stepladder; bay windows, porches and fascias that need repainting before the weather turns; pebbledash and render that needs masonry paint; and full repaints between tenants, where a quick, clean turnaround matters to the landlord as much as the finish.

Carpentry & Bespoke Builds

Most carpentry in Harrow is about making the original house work for how people live now — repairing timber that is worth keeping, and adding storage where the old plans never put any.

What we are asked for: alcove shelving and cupboards beside chimney breasts; internal doors eased, re-hung or given new handles and locks; stair spindles and handrails repaired rather than replaced; skirting and architrave patched to match the original; side gates and fence panels after the winter winds; and flat-pack furniture built and fixed to the wall so it cannot tip.

Basic Plumbing

These are the small plumbing jobs that do not need a full bathroom refit but do need doing properly — and in houses of this age, the fittings are often original enough that a washer swap is not the whole answer.

Around Harrow the plumbing calls are mostly dripping or stiff taps, leaking traps under sinks and basins, toilets that keep running, radiator valves that will not turn off, and baths and showers that need resealing before the old sealant lets water into the floor. In rented homes we also do the small fixes that come up at check-out, so the property is ready to let again.

What's Included

Tap Replacement

Kitchen and bathroom taps, including mixer taps.

Toilet Cistern Repairs

Filling valves, flush mechanisms and running toilets.

Minor Leak Repairs

Isolating and fixing small leaks under sinks and basins.

Tap Washers & O-Rings

Fixing dripping taps at the source.

Showerhead Replacement

Fitting new showerheads and hoses.

Isolation Valve Replacement

Replacing faulty stop valves under sinks and toilets.

Sink & Basin Waste Replacement

Clearing or replacing blocked or leaking wastes.

Radiator Bleeding

Releasing air locks and improving heating efficiency.

Basic Bathroom Fittings

Fitting towel rails, toilet roll holders and soap dispensers.

Basic Plumbing FAQs

We focus on basic plumbing maintenance and repairs — tap replacements, leak repairs, cistern fixes and similar tasks. For full plumbing installations or boiler work we recommend a Gas Safe registered plumber.

Yes — dripping taps are one of our most common jobs. We replace washers, O-rings or the tap itself depending on the cause.

We can replace toilet seats, cistern parts and flush mechanisms. For full toilet replacement including new waste connections we recommend a qualified plumber.

We reply during office hours, Monday to Saturday, 9am to 5pm. For an emergency such as a leak, please WhatsApp us on 07303 172140 for the fastest response.

Basic Electrical Tasks

Straightforward, like-for-like electrical work carried out safely. Anything notifiable under Part P goes to a registered electrician, and we will tell you which category your job falls into before we start rather than after.

In Harrow the common ones are changing tired switches and sockets, replacing light fittings in hallways and on landings, fitting outdoor lights by the front door or along the side of the house, and swapping extractor fans like for like. If we open something up and find wiring that should not be touched, we stop and tell you, and anything notifiable goes to a registered electrician.

What's Included

Light Fitting Replacement

Swapping ceiling lights, pendants and spotlights.

Light Switch Replacement

Replacing faulty or damaged switches like for like.

Plug Socket Replacement

Replacing damaged or discoloured sockets.

USB Socket Installation

Upgrading standard sockets to USB-integrated versions.

Doorbell Replacement

Wired doorbell fitting and replacement.

External Light Fitting

Replacing outdoor security and porch lights.

Smoke Alarm Fitting

Battery-operated and mains-replacement smoke alarms.

Carbon Monoxide Detector Fitting

Installation of CO detectors.

TV Aerial Point Replacement

Replacing damaged aerial sockets.

Basic Electrical Tasks FAQs

We carry out basic like-for-like electrical tasks that do not require Part P certification — such as replacing light fittings, switches and sockets. All new circuits, consumer unit work or full electrical installations must be carried out by a qualified Part P electrician, which we can recommend.

Yes — we can replace an existing light fitting with a new one on the same circuit. If new wiring or a new circuit is needed, a Part P electrician would be required.

We can replace existing spotlight fittings like for like. Installing new downlights into a ceiling where no fitting currently exists requires a Part P electrician.

We can replace standard switches and sockets with smart equivalents where the existing wiring supports it — such as Philips Hue switches and smart plug sockets.

Yes — we can replace existing outdoor light fittings like for like. New outdoor circuits require a Part P electrician.

Handyman Harrow — Questions

Do you cover the whole of Harrow?

Yes. We are based in HA3, so all of HA1, HA2 and HA3 is local for us — Harrow on the Hill, Wealdstone, Harrow Weald, Kenton, North, South and West Harrow, Headstone and Rayners Lane — along with Pinner, Hatch End, Stanmore and Belmont. There is no extra charge for travel anywhere in the borough.

Is there a minimum charge?

Yes, one hour. Every job gets a fixed price before we start, worked out from £70 for the first hour and £60 for each hour after that, plus materials. Quotes from your photos are free. If we need to see the job first, the visit is £25, and it comes off your quote if you go ahead.

Can you work in a conservation area like Harrow on the Hill?

Yes. Harrow has 30 conservation areas, and several around Harrow on the Hill have Article 4 directions, which can mean even small changes to the outside of a house need planning permission. Inside repairs are rarely affected. Outside, we repair like for like, and if a change might need consent we tell you before we start, not after.

I am a landlord in Wealdstone. Can you help get a property licence-ready?

We can do the repair side. Harrow Council's selective licensing covers Wealdstone North and South from 1 September 2026, alongside Edgware, Roxeth, Greenhill and Marlborough earlier in 2026. The licence application is between you and the council, but we can work through the repairs on your list — doors, locks, sealant, damp patches, decorating — and send you photos when it is done.

Do you need parking when you come?

In a controlled parking zone, Harrow Council asks tradespeople to use a visitor parking permit, which residents buy. If you live in a CPZ, please have one ready for the time we are with you. For small jobs nearby we often come by scooter, which makes parking easy.

What counts as basic plumbing and basic electrical?

Basic plumbing covers taps, traps, waste pipes, toilet mechanisms, radiator valves and leaks. Basic electrical covers like-for-like sockets, switches, light fittings and outdoor lights. Anything notifiable under Part P, such as a consumer unit or a new circuit, goes to a registered electrician — we will tell you upfront rather than take it on.

Are you insured, and is the work guaranteed?

Yes. We carry full public liability insurance, and every job has our 12-month workmanship guarantee. Being based in Harrow helps here too: if something is not right, we are only a few minutes away to come back and fix it.

How quickly can you come out in Harrow?

Because we are local, usually within a few days, and sooner for small jobs when we are already nearby. Send photos on WhatsApp or use the form, and we will come back with a fixed price and a time.
